New V22 Building Opens in Peckham/New Bermondsey

We are delighted to have completed fit out works on our latest studio space and started welcoming new and existing V22 tenants. The building is great for studios with 24 hour access, most spaces boasting natural light, and good ceiling heights. The building is a large one with over 80 studios of various sizes. Our waiting list has half filled the building but there are still spaces available.
V22 has signed a 7 year lease for the property at a fixed rent. In London at the moment, in the midst of a crazy property boom, 7 years is a really good time-frame for affordable space and we are delighted that we will be able to keep the rent at the affordable end of the market.
The area seems to be having something of an identity crisis: Google calls it Peckham, the ward is Livesy, the residents call it South Bermondsey and the council and local developers have just rebranded it New Bermondsey. Whatever you call it, the area feels like the last outpost of light industrial central London. Sadly (or not) our director predicts the Flat Whites and Soya Lattes will be there within 18 months.
The building is a short walk from South Bermondsey station, and will soon be an even shorter walk from the new New Bermondsey station on the East London Line (the Overground) - construction for which is due to start this year.
We are particularly pleased that this building forms a new phase in V22’s development in that V22 will become an active part-owner of the property in the near future. This will allow V22 to benefit from the extensive regeneration we predict for the area and forms an alternative to the situation of artists time and again becoming the victims of their own success in areas undergoing gentrification.
Our partners have plans to fund a further building expansion on the rooftop and we have proposed plans for a rooftop bar and event space. We look forward to opening it in one of the summers to come.
